The only way you will make a small fortune running a fishery is to start off with a large fortune.

Originally said about motor racing, I believe, but just as true of fisheries.

If not present in the water buy 2 very large cats put them in the lake and run as a Cat Syndicate. Simples.

I guess you've got to benchmark it against 100 grand's worth of buy-to-let property. I know which would be the more pleasing asset to own and manage, but suspect that it would be the less lucrative of the two!

 

Day ticket - vs - syndicate - syndicate any day. Just think of the difference in costs. If you want to sell day tickets, you need to intercept and charge every single angler, every single day. For a syndicate, decent site security, member vigilance and spot checks should reduce that overhead significantly. You will also have your cash flow in easier to manage chunks, and you will be less vulnerable to factors like bad weather.

All true Steve, but I'm sure there's a reason many waters that started off as nice quiet syndicates have ended up as busy day ticket waters... you have to offset the huge increase in hassle against the potentially far higher revenue income. Plus you'll still need a baliffing team whether it's day ticket or syndicate.

I'm no businessman, but if you kept the syndicate number at 50, (on a water that size I couldn't see more being feasible), and charged the £300 you mentioned, that's only £15,000 a year. Take off security, stock, insurance, taxes, maintenance, etc, and I think you would be left with a minus figure.

Day tickets at £10 a day for two rods, plus say, £3 per extra rod, you would need around 1,000 angler (+2 rods), days per year to make the same. I couldn't see room for more than 20 anglers per day, so you would need about 50 full days a year.

Carp and cats are a seasonal thing for most, so you would need another species to attract the winter anglers as well (Pike, zander?). Whether they would pay the same, is debatable.

I see it as a very 'touch and go', enterprise, and I wouldn't like to think I relied on it for my sole income.

 

But good luck if you go ahead.

I too saw this fishery and discussed it at length with a good mate as a potential investment, we ran the numbers and it really did not offer a decent ROI. As the other posters have suggested, it would take a lot of work and a long time to get any kind of return.

 

The one thing you also have to think about is, If it is such a good money making business, why is the current owner selling up?

 

If i was already part of the 50 man syndicate, i would be pushing for each member to put in two grand and buy it between us, then it would be a "true" syndicate.

 

Of course, if i had 100k as "play money" i would buy it and make it my own private fishery, lol.

What if one was in a club that had a large lake and a small lake that could easily be defended against Cormorants. Would it make sense to buy a load of small Carp and if so how would one grow them on. Are there any publications, books or guides to help such a club?

with greatest respect someone within the club or committee should know with out needing to get a book if getting the lakes first it is putting the cart before the horse
