Not exactly, gross sales are income received for the supply of goods and services measured over a specific time period. However turnrover is the income from goods and services plus other streams of income such as interest, royalties etc. The reality is that for many businesses they equate to the same thing.

I would have thought that in this case it amounts to gross sales of tickets, café and tackle shop. It's not a lot, even if it's all ticket sales, and we don't know the fixed costs of the business nor how much of that is on sales of goods, nor the margin on goods. That's a lifestyle business for someone who wants to run a fishery and doesn't need the money, IMO. You'd make more money, more easily by investing your 700k in rental property.

The thing with a property like this is that a large part of its assets are the fish, however the description of what it contains is so vague. "Several hundred carp up to 37lb" could mean anything and i would want to be far more sure what was in there before I spent three quarters of a million of my hard-earned on it...

If you could make a good chunk of 60k a year from a bit of grazing land, I'd sell my house, buy a load and put my feet up in the sun. Think you would be lucky if you got a drink from it.

 

Would take a mad angler or someone with an eye for planning (or both) to buy it at that price.
